What we propose in this rent to buy scheme is that you, the tenant, agrees to buy the property at today's market price but doesn't have to pay it for 5 years. For that right you pay an agreed fee which gives you sole right to buy the property for the period agreed. You then pay rent at above market rate for that period, the amount of money you pay over market rate goes towards your deposit after 5 years. This proposal will be finalised at a point where BOTH parties are happy.

When the period is up or you want to exercise the right to buy the flat the fee that was paid to gain the right to buy and the portion of rent paid that is over the market rate is offset against the agreed price. In effect we are helping you build a deposit, increase your chance of getting a mortgage, if there is an issue there, and helping you get on the property ladder outside of the traditional methods.

The property can come furnished by The Essential Design Company (www.essentialdesignco.com) and this is included in the purchase price.

Remember no mortgage is required until you buy in 2014.
